Planning & Design
Planning Services:
BGI oversees and arranges or conducts all processing of Municipal approvals including:
- Local area Secondary Plans and Official Plan Amendments.
- Rezoning to bring lands into conformity with Secondary Plans.
- Procure Site Plan Agreements and By-Laws brought about by Phased Master Site Plans.
- Arrange compilation and submission of application for Plans of Condominium.
- Meet with elected Officials where required to expedite Approvals.
- Oversee processing of Municipal Permits and conditions of Site Plan Agreements and Final Plans of Condominium.
- Identify and negotiate Municipal and Regional charges and Levies, including Park and/or Open Space Dedication .
- Oversee and direct all Planning Consultants during Municipal Approvals process.
Design Services
Internal production by BGI of preliminary design concepts, floor layouts and Site Plans to convey project requirements to retained Architect
for design refinements, municipal approvals, and construction.
- Oversee and arrange or conduct retention of all Design, Engineering and Specialist Consultants including:
- Local Proposal call, interviews, and retention of Project Architects to provide all design completion drawings, specifications, on site review all as required by local Building Code and Regulatory Authorities.
As above for all other design disciplines including:
- Structural Engineers
- Mechanical Engineers
- Electrical Engineers
- Traffic Engineers
- Soils Engineers
- Elevator Consultant
- Site Engineering Consultant
- Fire Protection Consultant
- Noise Study Consultant
- Landscape Architect
